In the German real estate market, in general, you can combine low and fix interest rates, high growth and international undervaluations. When comparing prices internationally it is apparent that there is a huge difference in price e.g. between the comparable fashion cities of Düsseldorf and Milan (Italy).

If you are “just looking for simple and plain” real estate investments in Germany?
North-Rhine-Westphalia is the state in Germany with the biggest population of approx. 10 m people. Everything is very close and the cities are very close to another. Cologne to Düsseldorf à 20 minutes.
The normal rental yield in Düsseldorf and Cologne is 4% per year or less. Combined with effective financing the net asset yield can become 14-20% per year. But there are good opportunities in cities which are surrounding the capitals.
Then rental yields of 6-8% are perfectly possible. Combine that all with the legal possibility to gather the rental yield with a tax ratio below 15% in relation to the “normal” 40%. (Additional legal expertise is an absolute requirement in this field) Full Service.
